Older homes near downtown

Neighborhoods like Bell Court, Kenwick, Chevy Chase, and Ashland Park are full of homes built in the early and mid 1900s. They have a lot of character, and they can also have original cast iron drain lines, galvanized steel water lines, ungrounded two-prong outlets, and electrical systems that have been added onto over the years. Drainage, foundations, and basements

Water that isn’t directed away from a house can cause problems below grade. We inspect grading, surface drainage, and gutters and downspouts where they may affect the house, along with the foundation and any accessible basement or crawlspace. We report observed signs of active water penetration and of possible foundation movement, such as cracks and unlevel floors, so you know what to have evaluated further.

Radon

The EPA classifies Fayette County as Zone 1, its highest radon potential category, and 65% of buildings tested in Central Kentucky come in above the EPA action level of 4.0 pCi/L. Two neighboring houses can have very different levels, so the only way to know is to test. We recommend adding radon testing to any Lexington home inspection.

Newer construction

Newer neighborhoods such as Hamburg, Masterson Station, Beaumont, and Hartland are full of homes that look perfect on the surface. New homes can still have missing insulation, unfinished roofing and flashing details, or grading that sends water toward the foundation. An inspection gives you the chance to have the builder correct issues before you move in.
