New Construction Home Inspections
A brand-new home can still have defects. A new construction inspection gives you an independent look at the house before your final walkthrough.
That way, issues can go on the builder’s punch list and get fixed before you move in.
It’s easy to assume a new house doesn’t need an inspection. But new homes are built by many different crews on tight schedules, and mistakes get missed. Municipal inspections, where they apply, check for minimum code requirements at certain stages of construction. They aren’t a detailed review of the finished home done for you, the buyer.
A new construction home inspection is. You get an independent inspector working for you, not the builder.
Items we often find in new homes
Roofing: Damaged or missing shingles, flashing gaps, and gutters or downspouts that don’t carry water away from the house.
Grading and drainage: Soil sloping toward the foundation.
Electrical: Miswired receptacles, missing GFCI protection, and missing cover plates.
Plumbing: Leaks, slow drains, and loose fixtures.
Heating and cooling: Disconnected or damaged ductwork, and systems that don’t respond properly to normal controls.
Attic: Missing or displaced insulation, and bathroom exhaust fans that don’t vent to the exterior.
Interior: Doors and windows that don’t operate properly, and unfinished items.
How it works
Schedule before your final walkthrough: Once the home is complete and the utilities are on. Check your purchase contract and let your builder know ahead of time so the home is accessible.
A full home inspection: We inspect the home according to the InterNACHI Standards of Practice. Our inspections are not code-compliance inspections.
Your report within 24 hours: Every item is documented with photos, so you can bring it to your walkthrough.
Plan for your 11-month inspection too
Some issues only show up after a house settles. An 11-month warranty inspection catches them before your builder warranty ends.
Add-on services
Radon testing, mold/air quality testing, WDI inspections, and solar inspections can all be added to your new construction inspection. New homes in Central Kentucky can test high for radon too.
