11-Month Builder Warranty Inspections

Many builders include a one-year warranty on workmanship and materials. During that first year, a new house settles, goes through every season, and gets its first real use. Problems that weren’t visible at closing often start to show up, and an 11-month warranty inspection catches them before the warranty runs out.
What can show up in the first year?
Settlement and cracking: Drywall cracks, sticking doors and windows, and gaps at trim.
Roof and gutters: Loose or damaged shingles, flashing gaps, and downspouts that don’t carry water away from the house.
Grading and drainage: Soil settling around the foundation and water collecting near the house.
Plumbing: Slow leaks under sinks, at fixtures, and at water heater connections.
Electrical: Receptacles, GFCI protection, and fixtures that don’t work as they should.
Heating and cooling: Systems that don’t respond properly to normal controls, and disconnected or damaged ductwork.
Attic: Missing or displaced insulation and ventilation concerns.
How it works
Schedule around month 10 or 11: Leave time before your warranty deadline. Check your warranty documents for the exact date and how your builder wants repair requests submitted.
A full home inspection: We inspect the home according to the InterNACHI Standards of Practice.

Common questions
I had the home inspected before closing. Do I still need this? Yes. Many items only appear after the house has settled and been lived in for a while.
Will my builder fix everything in the report? That depends on your warranty. The report documents what we find, and your warranty terms decide what the builder must repair.
Can I add other services? Yes. Radon testing, mold/air quality testing, WDI inspections, and solar inspections can all be added to your 11-month inspection. New homes in Central Kentucky can test high for radon too.
