Historic homes near downtown and Centre College

Many of the homes around downtown and Centre College were built in the 1800s and early 1900s. Lake homes on Herrington Lake

Homes on and near Herrington Lake often sit on sloped lots with decks, long stairways, and retaining walls. We inspect decks, stairs, railings, and guards, along with retaining walls, grading, and drainage where they may affect the house. Docks, seawalls, and boat lifts are outside the scope of a home inspection.

Drainage and foundations

Older homes and hillside lots both call for a careful look below grade. We inspect grading, surface drainage, and gutters and downspouts where they may affect the house, along with the foundation and any accessible basement or crawlspace. We report observed signs of active water penetration and of possible foundation movement, such as cracks and unlevel floors, so you know what to have evaluated further.

Radon

The EPA classifies Boyle County as Zone 1, its highest radon potential category, and 65% of buildings tested in Central Kentucky come in above the EPA action level of 4.0 pCi/L. Two houses on the same street can have very different levels, so the only way to know is to test. We recommend adding radon testing to your inspection.
