Homes from the growth boom

Scott County’s population grew by more than 70% between 2000 and 2020, helped along by the Toyota plant that opened in Georgetown in the late 1980s. Many homes from that boom still have their original roofs, water heaters, and heating and cooling equipment. Historic homes near downtown

The neighborhoods around downtown and Georgetown College have homes that are much older, with original cast iron drains, galvanized water lines, ungrounded outlets, and electrical systems that have been updated in stages. Learn more about buying a house built before 1975.

Drainage and foundations

Water that isn’t directed away from a house can cause problems below grade. We inspect grading, surface drainage, and gutters and downspouts where they may affect the house, along with the foundation and any accessible basement or crawlspace. We report observed signs of active water penetration and of possible foundation movement, such as cracks and unlevel floors, so you know what to have evaluated further.

Radon

The EPA classifies Scott County as Zone 1, its highest radon potential category, and 65% of buildings tested in Central Kentucky come in above the EPA action level of 4.0 pCi/L. Two houses on the same street can have very different levels, so the only way to know is to test. We recommend adding radon testing to your inspection.
